Wipe clean iPhone 4 before selling

Hi guys
Can someone please tell me how to delete all music apps and other content before I sell my phone. In as simple terms as possible please.

Restore it in itunes and set up as a new iphone

Is there any way to do it that will keep the jailbreak or will I lose that when I do the factory unlock ??

When you restore it takes away your jailbreak.

If you have your shsh saved, you can stitch your shsh into a firmware and restore back to the same firmware you are on. Then you can jailbreak the phone again. No need to setup as new. No need to setup anything. Just jailbreak right after you restore and select install cydia and deactivate the phone. Then just let the new owner set it up. It will just be like its new out of the box.
