    sounds like imperialism all over again,,,land grabbing at every ooportunity
    i just simply want to build a dwelling on land that previously had a dwelling on it
    a lot of land is classified as green belt so as to make the authorities a lot of money from people submitting planning apps etc etc time and time again when they know it will never be granted,,i dont understand why we need as much land as we can get

      i wonder could you get someone to complain that you had knocked the previous building without permission before you applied for planning (pretend you did when they ask). then the council might make you put it back up. play them at their own game

        the previous dwelling was demolished when the m25 was built,there was also a pub there which was demolished to make way for the motorway
        the highways agency also have some kind of hold on the land and if permission was granted i would have to pay them a tidy sum aswell

          Ok, we have a little more information, Find some old photo's if you can. go to the interest centre and find the photos of the pub and area. that is likely to be your proof. the next thing will be a bit more tricky because it sounds like the highways CPO'd the area and leased back. so if you can find photo's i'd ask the agency if they would be willing to sell or ask a solicitor if he can break the covenant on the land if you've already purchased it.
          the photo's will confirm "previous development"

              ow' do' try willow or put a phallic symbol on the land if you can see it from the M25, if you want to annoy your next door free range chickens with a noisy cockerel near their boundary wall to protect them put geese and ducks. geese are territorial ducks are also noisy. This leads to agricultural you can also fence to 2 mtrs without planning
