    have you tried infofind. it costs ?35 plus vat if they find them or no charge if they cant

    shit happens man, i had tenants in my house it took me almost 18 months to kick'em out. Courts and bailiffs involved and im still out of pocket.

    I agree!! its almost impossible to evict non paying tenants in Scotland as they have more Human Rights than you, the honourable law abiding landlord. Their right to crave that being made homeless would breach their Human Rights and the States obligation to provide safe and adequate accommodation, in addition to the State having no right to 'interfere with family life' carries a lot of weight nowadays.

    We should all buy 400K houses, not pay the mortgage and claim the 2yrs 'holiday period' as stated in the news, then default on the mortgage for another period of a year, then allow the government (tax-payer) to pick up the bad debt after a lengthy court case. By which time you should have reached retirement age and be living it up on your private pension which has only been slashed by 80%!!!!!!!!!!!!!!!

    Labours working eh
    p.s. any jobs going in the civil service pls ?????

    people who rent are sometimes a lot wiser than those of us who own, no mortage worry, no prob if you loose your job and Its only the odd one who cause probs. perhaps when renting out you did not do your job properly and vet the tennant.

    The ideas a good one basically, many people have had sucessful BTL deals which work fine for the most part. I managed repairs in social housing for 25 years, now the distinction beween private lets and RSL's are not so different. You or your agent must check references, not pay scant regard, get guarantors where prospective tenants are dodgy, you need to take care of your own end. Most tenancy aggreements for 6 months must have notice provided 4 months into the agreement or the 60 days will be added at the end of the 6 months, you must look after your own interests. Its easy enough to check their financial situation before signing them up, but pay regular visits and nip potential problems in the bud

    I suspect the target for all the abuse in this thread has now had an opportunity to reflect on his simplistic views regarding the non-property owning classes.

    I bet he re-reads what he has written before he hits the "Post" button next time.

    Anyway, reminds me of a Welsh friend who got some of the usual banter in the pub one night. He turned to me and said stoically: "See. That's what happens. You shag just one sheep and that's your reputation ruined for life".

    He owned his own house as well. Funny old world.

    Have you tried using voters list in the library to find you ex-tenant? Because by law they have to register every October
    just for your information goverment has made it more difficult for landlord because anyone renting a property after April 2008 and who is receiving Housing benefit will get payment into their (tenant) bank account direct. Only way you can get Housing money is if your tenant is more than 8 weeks (2 months) in arrrears then you can contact your local council and ask them to make payment direct to you.
    Sure way is to ask for 6 months rent upfront and then ask every six months upfront in adddition to any deposit. landlords of student accomdation are doing that why not normal landlord?

    Feel for you mate. Ask for references in future but I'm sure you will now. Some landlords can be awful so it's not all one way traffic.

    i know mate, you never know what you gonna get ...... when someone's in need, you see a very nice side of em..... guess you gonna have to run better checks in the future ..
    but hey karma will hit them up....
