    Buyer Survey report

    Just had my buyer survey back on the house I have an offer on, and there are 4 things on there that state "Before Exchange". These are:

    1) Have the flat roof of the porch inspected for advice on replacement cost and timescale
    2) Electrical circuit to be tested thoughout by qualified electrician
    3) Gas supply and appliances tested by contractor who is Gas Safe registered
    4)Heating and Hot water system tested by Gas Safe installer

    My question is, am I responsible to have pay for these to be done, or is it the Vendor?

    Simple no problem!!!!!!!!!!!!!!!!!!!

    Tell them I am selling the house buy as you see.

    Just like buying a house in auction without looking the condition of the house.

    Or tell them the cost of the inspecting and testing appliances will be charged with the sale.

    Tools owned: Hammer, Chisel, Crowbar, Punch, Chainsaw, Cutter and Brain!!!

      Think masur123 is buying and not selling. I would ask the seller to do items 2,3,4 and get a roofer to give you a quote on item 1

        were in a recession loads of houses about that can be bought for a lot cheaper than been advertised
        i bought mine for 55,000 less than advertised just by been smart about it i saw the house advertised went and had a look
        came back maybe 2 weeks later and made an offer,,, builder said it was 2 low so i said its all the bank would give me an ~~~~ed off
        week or 2 later i rang the same builder up and said i wanted the house as me and this missus like it
        but said to him i could ask the bank for more money but they wont give me much more than the 170,000 i offered him previously so he said the least he could get for the house was 180,000 i said fine and pretended to go back to the bank gave it another week and came back to him and said all the bank would give me was 175,000 and he accepted
        the bank originally gave me a mortgage for 210,000 but was i ~~~~ spending that much on a house
        after agreeing a price on the house i then got an engineer to look over the house and i then snagged the house which means something similar to what you did
        i had the engineer check the building regulations etc for the year the house was built ie 1998 2008 etc
        and have the house meet them in order for the sale to come through
        as when selling a house is supposed to meet the building requirements when been bought,,, because if you buy it without pushing on these points if you go to sell again the next buyer will look for these issues to be rectified
        and will cost you money

          Yeah am buying the house. Some of the things I will definately ask for before I buy are providing ventilation to the roof, which was red on the report.
          The porch roof should only cost about ?50 and wont need doing yet. The inspections I will pay for myself before I sign too, so I am sure they are done properly

            Another question I have is how long it takes after signing the contracts to actually move in?
