    loft conversion cost?

    whats the average going rate for a loft conversion on a terraced property in the west midlands
    including new rad, velux, insulation, lowering floor joists...

    I would think you will be looking at ?7,000 plus, depending on the level of finish you want.

      if i state the conversion as being made into a 3rd bedroom will i need to get in touch with my solicitor to update the existing property details???

          dont think you do unless your putting a dormar window in the roof in which case you do..

            If its going to be a bedroom, you need to notify the local authority. You also need to install fire doors, or a fire alarm. You need to provide means of escape to the room.

            The majority of people call it a study to get around planning laws.

              You have to ask permission to turn it into a bedroom legally.

              Serve up plans etc and get the nod.

              Or when it comes to selling then it wont be classed as an extra room.

              friend of mines done his without permission and lost out on nearly ?15,000 as it was not classed as bedroom only loft space.

              He thought by adding this wouldve been seen as a bedroom.

                We were recently quoted 20K for the works, add another 1k for ensuite. Its gonna be 4th bedroom with dorma inc planning permission

                    But unless its built under the correct R&Regulations then as cgs stated someone lost 15k for loft space

                      Wow that is really expensive you could get a 1 story extension for that. I would not pay more than 8k for one....

                        If you are quoted ?20,000 more than likely you could probably get it for about ?16,500 with the en suite if you shopped about.

                          I stay in an end terrace ex council property in Glasgow and got my loft converted for ?4k. Cracking job done , no ensuite or anything but it`s my wee girls bedroom now.

                          We were an addition ?200 to get a radiator installed aswell.

                              In England the loft conversion has to have a proper staircase to be classed as an extra bedroom.
