Stop blaming greedy landlords for rising rents

Greedy buy-to-let landlords traditionally get the blame for rising rents and, with rents at a record high, never more so than now.

But are landlords simply cashing in on the greater demand for
rental properties - or are other factors at play?

The problems faced by tenants are well documented. Rents are rising and becoming unaffordable for many ordinary families and for single professionals who don't want to share with other renters.

Just last month research from LSL Property Services showed that the average rent reached ?718 in September, 0.7% more than the previous record high seen in August.

But it's not a case of simple greed. While landlords are benefiting from low interest rates and a decent choice of buy-to-let (BLT) mortgages, many have to pay managing agents and/or lettings agent fees ? and these don't come cheap.

      mmm... BLT...

It depends where you stay what the average rent is, 715 a month here would get you a mansion!

in all honesty i would have thought that was a bit on the cheap side for private landlords. ive had plenty of peeps phoning for benefit and their rent is over ?1000.00. the vast majority of people on benefit wont even contact their local council for council housing they just go straight to private lets

woah really? Suppose the city centre wil be much higher though, my rent is 550 a month for a three bedroom house in a lovely area a 5 minute walk from falkirk town centre ...where as a student mate is living in a room in a flat on sauchihill (sp) street glasgow costing 500 a month.

council wouldn't agree to pay ?1000 a month round here,

my other half rents out flats, at reasonable prices, but doesn't rent to anyone on benefits any more, not because of the claimants, more because of the red tape involved with the housing benefit system

i quite agree dctyper, why should people be allowed to claim that much in rent anyway,

had read in a newspaper a couple of month ago about a family living in chelsea area n claiming upto ?8000 a month
they said it was a nicer area for there children than where they were

                  Remember reading that Jordi.

If renting rent what you can afford.

If the landlord puts up the rent and you disagree move on its as simple as that.

@ jordigirl - theres a local housing allowance for everyone depending on your circumstances ie single person, single person with 1 child, single person with 2 children, couple, couple with 1 child etc etc meaning the more kids the more you will be entitled too for housing benefit. however when those kids are 18 you lost part of your entitlement. thats why so many young people are in private rented accommodation as the parent says they need to move out. parents also loose child tax credit when their kids are 18 if kid is not in full time education. then it snowballs as those kids will only get the lha for a single person so low and behold before you know it theres a baby on the way.

@ chelsea my mortgage isnt as high as your rent and i struggle.

@ dc sorry but i wouldnt say ?750 a month rent is modest.
