stb memory error on openbox x3

Hi im trying to flash a openbox x3 as I cant get into the menu settings due to the dealer putting a lock on it..ive tried to contact him without any success...ive got the stb erom upgrade 2.0 tool and the conm chds2 cmt skybox.abs file..im getting the error stb memory error..i have flashed boxes before and im familiar wuth the procedure...im thinking I might have the wrong files but ive looked on the tut on this site..i have a working usb to null cable which is in working order..please help thankyou

Before trying again to flash your box by RS232, try using 3327 to get into your menus.

using rs232 would waste the "gifts"
I would avoid doing that
