DM800 HD Clone - Low Service Found on Thaicom 5

hi m8... hello for the 1st time.

Just got DM800 HD Clone last week but still struggling setting it up. Up to now, I only manage to get max 12 services from Thaicom 5. I've searched thru the forum & tried suggestions available but no help. So decided to post this in the forum seeking helps from guru out there.
Here are the details of my unit:

Model : DM800 HD (Clone)
Tuner : Alps BSBE2 (DVB-S2)
Image : ENIGMA2
Location : Penang, Malaysia
Satellite (that i'm trying to shot) : Thaicom 5
Cable connection : Direct connection from sat dish to DM800.
Tuner Setup:
Configuration Mode - Simple
Mode - Single
Satellite - Thaicom 5 (78.5E)
Send Disqec - No
Tone Ampitude - 800mV

What have I tried so far:
1. Confirmed tuner is in good condition - tested ok at my friend location (50 km away from my location)
2. I can get full service when tested with my Openbox S12. So I believed dish position is correct.
3. Replaced new "satellite.xml" from satellites.xml generator / transponder .ini generator with same result.
4. Able to lock signal at 12567, 30000 H, 2/3 with SNR = 80% & AGC = 86%. Did manual scan & manage to get 12 services.

Looking forward for any advice from everyone here...
