Hi,been having exactly the same problem as you today and got to the stage where box was going to be thrown out the window!!!
Tried one final thing that worked so hope this helps you also.I used the pvr800 tool as has been talked about already but I changed the bit rate settings from 115200 down to 57600 in the drop down menu and it re-flashed on first try!!!
Hope this works for you also.

I'm sure your doing it as has been explained but just in case here'e how I got it working:
Connect box via Null Modem Cable(box switched off)
                        Run pvr800 tool
                        Change bit rate to 57000
Browse for new image,I used the latest european firmware
When all that was done I just clicked on next, switched box on as I did that and hey presto it ran through the burn process.

The only other thing that I remember doing was I checked my port settings using control panel/system/hardware.I did notice that parity on pvr800 box was set on "Even" yet on my port(port 1 in my case) it was set to "None" so I also changed the parity setting on PVR tool to None also(no idea is this makes any difference as I'm by no means a techie!).

for s9 untick bootloader , for s10 tick it , if no luck uplade the s10 f/w on the s9 then reload the dump via the remote. worked for me

No Luck for me either , thanks for the suggestions tho womble ,
It seems the box is unable accept a connection , as the prompts are the same as when the null cable is attached to nothing
